Responsible for schematic and design development estimates, including attendance at owner/architect design meetings as required and preparation of design meeting minutes. Responsible for value engineering to achieve owner budget and added value to the project. Prepare initial pre-construction and construction schedules. Preparation of owner/subcontractor contracts for Division Manager approval. Assist and/or complete contract acceptance and signing. Conduct weekly owner/architect meetings during the construction and prepare meeting minutes. Ensure owner authorized in writing, contract or change order log, before the commencement of all work and expenditures of any amount. Manage the Company’s change order process. Ensure Superintendents meet or exceed expected performance. Ensure contract documents are being complied with, including special terms in owner contract. Develop an overall project strategy with other project team members relating to schedule, logistics, sequence and critical path issues. Support the Project Superintendent and troubleshoot issues or supplement the Project Superintendent as required. Ensure all jobs comply with or exceed the Company Safety Policy and that all OSHA regulations are being adhered to. Responsible for the profitability of all jobs and produce the required minimum gross margin set for the project. Responsible for managing Owner expectations and ensuring that my personal performance satisfies all owners, architects, and subcontractors. Ensure that all business transactions are open, above board, and fair to all parties involved.
